Overall Polk County FL Existing Home Prices for October 2010

Polk County’s overall existing home sales and prices declined from the previous month for the month of October with a total of 557 properties sold.   The number of homes sold for October was the second lowest for this year, reasoning the recent foreclosure moratorium.  The decline in home prices remains a constant in the overall existing housing market. According to the Florida Association of Realtors®, Florida’s median housing prices for existing single family homes in October was $136,600 down 3% from the previous year.

A look back in history of Polk County’s existing home prices:

  • October 2006 – median price $191,982 (-55.72%) – 630 homes sold
  • October 2007 – median price $174,900 (-51.40%) – 395 homes sold
  • October 2008 – median price $130,000 (-34.62%) – 444 homes sold
  • October 2009 – median price $99,000 (-14.14%) – 617 homes sold

557 existing homes sold – a 11% decrease from the previous month (624) sold homes in Polk County, FL.

Overall sales remained the same at $85,000 in Polk’s median price for existing homes from the previous month however, the Polk’s median home price from the previous year is showing a double-digit decline by 14.14%. Take a look at the city you live in and see what the numbers are for October 2010 for existing home sales – single-family homes, condominiums, manufactured homes, duplex, villas, and town homes -including distressed homes in Polk County.  Please take note only sales recorded by Realtors® are taken into account. Let me break down October 2010 Polk County existing homes sales into various categories:

  • 463 Single family homes – median price $94,900 – 149 Average Days to Closing
  • 24 Town homes, villas and duplex units – median price $75,300 – 176 Average Days to Closing
  • 34 Condominiums – median sold price – $55,600 – 147 Average Days on Closing
  • 36 Modular, manufactured/mobile homes in park/out of park – median sold price $42,750 – 1821 Average Days on Closing

Overall Polk County’s Foreclosure and Short Sales Prices – October 2010!

There were 199 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $115,000 with 162 average days to closing, which counted for almost 35.73% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 63.27% of our total sales in Polk County for the month of October.

  • 252 sold homes were Bank Owned – median price $68,500 – Average Days to Closing 108.
  • 106 sold homes were Short Sales – median price $86,500 – Average Days to Closing 237.

Holiday Events and Entertainment in Lakeland Florida 2010

Lakeland Florida is the place to be when it comes to Holiday Events and Entertainment. There are so many events going on that I want to share with you and hope you will take the time out of your busy schedule and attend some Lakeland’s wonderful family events.

“What is your favorite Christmas Story?”

To get you in the holiday spirit, the Junior League of Greater Lakeland hosts its 30th Annual Lakeland Christmas Parade on Thursday, December 2, 2010 at 7:00 p.m. The theme for the parade is “Christmas Stories” and it will start with a spectacular firework show over Lake Mirror.  The parade will start at the Lakeland Center through downtown Lakeland and around Lake Mirror.  It is always wonderful to see children’s laughter and holiday cheer.


“Holiday Happenings”

Downtown Lakeland is open late for business and “Holiday Happenings” is the theme for First Friday, December 3, 2010 starting at 6:00 p.m.  While you get some Holiday shopping done at downtown specialty stores and dine at downtown Lakeland restaurants, you and your family can also enjoy the display of Christmas Parade floats, holiday music from Lakeland area schools in and around Munn Park, and picture taking with Santa.


“Snow Fest”

Although it doesn’t snow in Lakeland, Florida. Kids will surely have a blast at the 29th Annual Snowfest at Lake Mirror on Saturday December 4, 2010 from 10:00 a.m. – 2:00 p.m., which is hosted by the City of Lakeland Parks 7 Recreation Department. I remember when I first took my children to the Snowfest, missing playing in the snow in Germany, their faces lit up with joy when they climbed Snow Mountain and slid down.  All they had to bring is one canned food item or $1.00 cash.  After all these years the price has not gone up. Kids will enjoy jumbo inflatables ($1.00) and a visit from Santa.

In addition to the Snow Fest, the City of Lakeland will open the Sunflower Preschool Playground, unlike the Common Ground that is specifically designed for children of all ages and abilities, the Sunflower Preschool Playground is designed for children with ages from 3-5 years.


“Colonial Christmas”

Step back in time (18th Century) and experience the Holiday Celebration of America’s Founding Fathers. A 90 minutes of interactive 18th century dancing, tavern fare, theatre and games with groups entering every 15 minutes. The Colonial Christmas will be at the home of Josh and J Lenora Bresler at 987 Lake Holllingsworth Drive in Lakeland Fl on December 4th from 6:00 p.m – 9:30 p.m. and on Sunday, December 5th from 1:30 p.m. – 5:00 p.m.  Tickets for adults is $15.00 and children under 18 years of age is $10.00. Please call (863) 644-1408 for tickets or at the door. Proceeds to benefit Geneva Classical Academy.


“Holiday Art Fest”

Downtown Lakeland is filled with art and the annual Holiday Art Fest, on Friday December 10th, 2010 starting at 6:00 p.m., is a treat for art lover.  Local artists showcase their creation along the streets downtown Lakeland.  You will be in the right place looking for that special gift for that special someone. While you shop for that unique gift, you also are entertained with holiday music from students from local schools.


“Holiday Music Concerts”

Holiday Events and Entertainment in Lakeland Florida

Holiday Music Concerts are happening in area churches, schools and various organizations and here are some of my favorites that I have enjoyed in years past. These musicians and singers are volunteering their time with rehearsals and practicing their music to perfection for your enjoyment. Please attend these Holiday Music Concerts in Lakeland and support your area churches, schools and local community musicians.


Florida Southern College – Christmas Gala - December 4th, 2010 at 7:30 p.m. – Single Tickets are $15.00.  Patrons have reminded them that their Christmas season begins with “The Gala”. Florida Southern College talented student will perform sacred and secular music.


Imperial Symphony Orchestra – Home for Christmas - December 7th, 2010 at 7:30 p.m. at Youkey Theater in the Lakeland Center.  If you have never seen a concert presented by the Imperial Symphony Orchestra, this is a must go event.  Local musicians under the baton of Mark Thielen, will play holiday favorites such as White Christmas, A Christmas Festival, Pie Jesu, Sleigh Ride, Stille Nacht – Heilige Nacht, A Canadian Brass Christmas and much more. Tickets for adults are $20, $30, $40 and children under 12 years are free when accompanied by an adult.  Full-time students with ID are free.


Harrison School for the Arts – Music of the Season - December 9th, and December 10th, 2010 at 7:30 p.m. at Harrison Arts Theater.  Due to popular demand and sold out concerts of years past, the Harrison School for the Arts will have two Music of the Season performances. These talented high school students of the Choral and Orchestra Department will present secular, sacred and holiday favorites for the whole family to enjoy.  Tickets are $5.00 for students and seniors (over 55 years of age) and $7.00 for adults.

Performing Arts – Live Holiday Production

Two of the most celebrated live holiday productions will be offered at the historic Polk Theatre.
Gift of the Magi, directed by Paul L. Hughes and starring Lakeland’s own Quentin Darrington (directly off of Broadway starring in Ragtime) and Dejah Gomez (also in roles on Broadway such as the Lion King as well as back up singer to Sting, Stevie Wonder, Smokey Robinson and many more). Saturday, Dec. 5th @ 7:30 and Sunday, Dec. 6th @ 2 PM.
The Nutcracker, part of the Polk Theatre’s 2010/2011 Performing Arts Series starring Florida Dance Theatre. Saturday, Dec 11 @ 7:30 PM and Sunday, Dec 12 @ 2 PM.

Lakeland Florida Short Sale and Foreclosure Market Report – October 2010

For the month of October, the Lakeland real estate market of short sales and bank-owned (REO) properties market share decreased to 60% from the previous month, reasoning the recent foreclosure moratorium. There were a total of 100 distressed homes sold, compared to 130 in September and 92 distressed Lakeland homes sold the year prior, according to Mid-Florida Regional MLS.

Currently there are a total of 1882 Lakeland FL Homes for Sale and 462 homes under contract (11/27/2010). By calculating total inventory, homes that are under contract which are included in my inventory share because these properties have not closed in which a buyer could walk away at any given time.

Bank owned properties – Inventory share is 14.46%

Short sale properties – Inventory share is 28.11%

The Graph below compares sold homes in all categories – Traditional Sales (None Distressed), Lakeland Foreclosures (REO) and Lakeland Short Sales.

Average days to Closing for bank-owned properties are 103 days

Average days to Closing for other distressed properties are 208 days.

Lakeland FL Real Estate Update – Overall Home Sales for October 2010

Overall Lakeland Florida home sales decreased to $114,532 for the month of October.  The number of Lakeland homes sold was the third lowest this year to 166 homes sold, reasoning the recent foreclosure moratorium.  October market share of distressed homes decreased to 60% from the previous month. Distressed properties continue to be a major factor in determining overall market values for Lakeland FL homes for the remainder of this year and 2011.

Lakeland overall homes sales in October:

166 – previous month:  195 – previous year October 09: 178 sold

October – average sales price $114,532

Previous month: $120,143 (-4.67%) – previous year October 09: $115,971 (-1.24%)

October – median sales price $90,000

Previous month: $100,000 (-10%) – previous year October 09: $108,000 (-16.67%)

The graph below represents average and median home sales for October in Lakeland for various categories. When our media provides us with a real estate market reports, generally these reports outline only Single Family Homes and Condominiums. Lakeland Florida has a variety of homes, such as manufactured homes, town homes, villas and duplex units.

What was the average sales price in each Lakeland zip code?

Take a look at my spreadsheet below. I’ve separated the report by zip code instead of school zones; it gives you a more accurate report in my opinion. The data and graphs for this report were obtained from the Mid-Florida Regional MLS, it is deemed reliable but not guaranteed. This report does not include “For Sale By Owner”. The numbers highlighted in pink represents the zip codes where average home sales have exceeded.

A stable “healthy housing market has a supply of six month in inventory. Lakeland’s housing market has a total of 2353 Lakeland homes currently for sale and under contract resulting in a 15 months supply, suggesting that the supply continues to be greater than the demand.

Let’s break it down for you to see the supply and demand for traditional homes for sale versus the distressed market in the Lakeland real estate market.

Traditional homes only – Inventory active and pending 1349 homes resulting in 22 month of supply.

Distressed properties – Inventory active and pending 1004 homes resulting in a 11 month of supply.

For the month of October, Lakeland’s real estate market of distressed homes had a market share of 60.24%. There were a total of 100 homes sold in October, according to Mid-Florida Regional MLS.

Lakeland Florida Holiday Event – Holiday Walkabout 2010

Imagine this!  Horse–drawn wagon rides, holiday music, kiddy train ride, pony rides,  pictures taken with Santa and Mr.s Claus, Grinch, holiday decoration throughout downtown Lakeland near Munn Park on November 30, 2010, and much more…

This is going to be a fun-filled event for the whole family to enjoy – Holiday Walkabout 2010 from 6:00 p.m. – 9:00 p.m.

There will be three villages; all decked out in holiday decorations:

  • Santa’s Village  (located on the block of Pine Street) – photos with Santa and Mrs. Claus and holiday treats for guests.

  • Who-ville (located on the block of Kentucky) – look out for Grinch

  • Munn Park:  Holiday Central will be filled with holiday music from schools and local churches.  Surely will get you in the holiday cheer and cheer throughout the park

On the night of the event, maps will be distributed with activity locations and times.

Mark your calendar for this event (Tuesday after Thanksgiving)! Stores and restaurants will be open late, so you can get your holiday shopping done and at the same time have a great time with your children enjoying all the fun and games.

Update for the Lakeland real estate market! Newly listed homes for the period of November 1 – November 15, 2010.  A total of 145 Lakeland FL homes were just listed with area Realtors®.  The average sales price of Lakeland homes for Sale increased to $171,941 from my previous report. The total inventory of Lakeland homes is 1865 as of 11/17/2010.


The types of homes and average prices for sale in Lakeland, Florida according to the Multiple Listing Services (MLS) are as follows:

7 condos listed with an average sales price of $96,929
14 manufactured/mobile homes listed with an average sales price of $61,086
1 townhouse listed with an average sales price of $89,900
123 single family homes with an average sales price of $144,084

Lakeland’s newest home for sale just listed! The priciest home listed for this time period is a 2003 two-story single family pool home featuring 4 bedrooms 3 1/2 baths  with over 4,200 square feet of living space.  The home is situated on in the gated Eaglebrooke community, it is offered at $549,900 as a Lakeland FL Short Sale.  On the contrary, the cheapest Lakeland homes listed for this time period 2bedroom 1 bath single family home, which is bank-owned in the Albert Park subdivision, offered at $20,000.

Does Home Ownership Still Matter?

There has been a lot of buzz going on in the blogosphere about Home Ownership, especially since the recent housing crises, mortgage mess, high unemployment rates and recession. The question of “Does Home Ownership Still Matter?” becomes louder and louder as a proposed tax law change to modify mortgage interest deduction.

Did you know that the mortgage interest deduction has been part of U.S. tax policy since the federal tax code was first enacted in 1913. The current tax law is as follows:

Individuals are permitted to deduct mortgage interest paid on mortgage debt of up to $1 million. The deduction is available for interest on mortgages for a principal residence and one additional residence. The $1 million limitation represents the combined allowable debt on two residences. Mortgage interest on up to $100,000 of debt on home equity loans or lines of credit also qualifies for the deduction.

New proposal as stated on the National Association of Realtors® website:

As part of its FY 2011 budget, the Administration has proposed limiting the value of the Mortgage Interest Deduction for upper income taxpayers by, in effect, converting the deduction to a 28% tax credit for those individuals who are currently in the 33% or 35% tax brackets.

While opponents of the mortgage interest deduction say that this will only benefit the rich, I for one took advantage such mortgage interest deduction – I am not rich by all means – totally disagree. According to the government, homeowners pay 80 to 90% of federal income taxes, contributing to all federal programs that benefit all Americans. More importantly, among those who claim the mortgage interest deduction are almost 2/3 of those homeowners who are middle class earners.

As the American home ownership deteriorated recently, due to foreclosure, so has the American economy and that is a fact. By eliminating mortgage interest deduction this would further have an adverse affect on the housing market as National Association of Realtor® Chief Economist Lawrence Yun said home values would take an additional hit of fifteen percent (15%).

Owning a home was a dream come true!

I have never owned a home in my first 30 years of life. In fact I grew up where there was no running hot water, my parents heated the apartment that had no bathroom, only an outhouse with coal, wood, and oil.

During my husband’s military career, we rented… our rent increased yearly, we could not plant anything outside, we could not paint our apartment the way we wanted and people living in an apartment were noisy, tenants moved quite frequently, trying to get something repaired in the apartment was also very challenging.

My husband and I have lived in our home for the last seventeen years, we remodeled, redecorated, modified and raised our children and dogs in a safe environment. We never incurred an increase in our mortgage payment because we financed at a fixed rate. We had control over our lives and how we wanted to go about. Have been active in our community and volunteered in local organizations. Neighbors looking out for one another in our absence while on vacation – an American Dream come true!

As a Realtor® helping buyers finding their dream home, their first home, a home to raise their children showing them the community, the amenities, the way of life in the community, how they can flourish that in my opinion is still the reason why home ownership matters.

Fact is that housing accounts for more than 15% of the national Gross Domestic Product and that is a key driver of our national economy.

Worried about Buying a Lakeland FL Foreclosure or Short Sale? – Don’t Be!


Buying a Lakeland FL Foreclosure or Short SaleAre you still hesitant buying a Lakeland FL foreclosure or Lakeland FL short sale because of the recent news of the robo-signing mess and fraudulent foreclosure documents filed in Florida? Don’t be!

There are currently an abundance of Lakeland homes available being marketed as bank-owned(REO) and short sales. With an instant equity of anywhere from 5-20%, however, buying a Lakeland foreclosure is not for the faint at heart and it requires preparation and great amount of due diligence.

I have written articles before on how to buy a Lakeland FL Short Sale and keep in mind when buying a short sale, it is a three-way negotiation between the seller, lender and buyer, whereas the seller’s lender has agreed to short sale the property.  Short sale are a 100% safe and Lakeland home buyers should have no problems receiving Owner’s title insurance policy when paying cash.

Buying a Lakeland FL foreclosure is safe providing you follow the same steps as buying a short sale or traditional home and more:
  • Researching the property’s title chain by an attorney or title company
  • Making sure the lender (REO) has secured clear title
  • Knowing the lender has done all due diligence, all paperwork completed to make the property available for sale.
Buying a Lakeland FL Foreclosure or Short SaleYou may have also heard that Title Insurance Companies have stalled issuing Owner’s Title Policy, such as Old Republic, remember there are more than one Title Insurance Companies issuing Owner’s Title Policy to Lakeland FL foreclosed properties protecting you should there be any discrepancy in the title.

More caution is required when buying a Lakeland FL foreclosure at sheriff sale or trustee sale, also known as court house auction.  While the State of Florida has no redemption period and it may be a great situation to buyer, these types of purchases, however, require a great deal amount of cash and there is no recourse for such a purchase when there is a title defect.  Only experienced buyers would buy Lakeland properties at the court house steps and protect themselves from these risks should pursue these types of sales.
Buying a Lakeland FL foreclosure are generally safe to buy and in some instances the banks have instructed real estate brokerage to withdraw the listings or set them temporary off market while under review.
