Lakeland Florida average overall existing home sales improved without the government’s incentive of the first-time home buyer tax credit, to $114,573 for the month of March when compared to the prior month and March of the previous year of $113,417.  Home sales continued to increase since hitting a low in November 2010 – a total of 227 existing homes sold in Lakeland FL

For the month of March, Lakeland’s real estate market of distressed homes had a market share of 54.18%. There were a total of 123 homes sold in March, according to Mid-Florida Regional MLS.

Buying a Lakeland FL Home – What is a Buyer’s Agent?


Lakeland FL Home Buying - What is a Buyer's Agent?Many times I get calls from consumers looking for more information on a particular Lakeland FL home they found on the internet, in particular on my website or on my blog site.  Most of the callers think that these Lakeland FL homes for sale are my listings.  Well, truth be told many of the listings and currently there are over 1500 homes for sale, are really not all my listings.

After talking a bit about the property and the buyer’s home buying needs in Lakeland FL, I tell the consumer that most of the Lakeland FL Homes for Sale are not my listings and I would strongly advise seeking a buyer’s agent to represent you, the buyer, when it comes to buying a home in Lakeland FL, which is what I do consistently and successfully, representing buyers.  After a brief pause, the consumer ask:

“What is a Buyer’s Agent, more importantly what does a buyer’s agent do for a Lakeland FL home buyer?”

buyer’s agent when contracted by you, the buyer, in a real estate transaction is representing solely the buyer and their specific interest when buying a home.  I want to share a list of important things I do for my clients, who choose me with their home buying needs in Lakeland FL:
  • Educate buyer’s client to help understand the process from the beginning until the end.
  • Preview and setup showings for the buyer.
  • Provide the buyer with detailed information about the property the buyer has shown interest in.
  • Provide the buyer with a comparable market analysis to determine an offer price
  • Providing all necessary disclosures that applies to the home, i.e. Short Sale, Lead Based Paint Disclosure, Property Seller’s Disclosures, etc.
  • Making sure that the buyer understands the numerous deadlines that appear in the contract for sale and purchase
  • Prepare the offer for the buyer and making sure buyer understand the offer.
  • Advise the buyer to seek legal and tax advice.
  • Timely deliver contract and counter offer, if necessary
  • Collect or make sure the earnest money deposit is timely delivered at the title co. or attorney’s office.
  • Communicate with the mortgage broker/lender throughout the loan process to avoid any unnecessary delay.
  • Review Good-Faith estimate on behalf of the borrower/buyer.
  • Schedule all inspections and be in constant communication with the buyer.
  • Attend all inspections and re-inspections and communicate the inspector’s findings.
  • Be present at the time the appraisal is done and if necessary when there is a FHA/USDA or VA loan required repairs.
  • Be in constant communication with lender, title company and buyer to make the closing process as smooth as possible.
  • Review the settlement statement with the buyer.
  • Arrange for final walk-through.
  • Attend closing.
Just like you would interview a Lakeland FL Realtor® when you are in the market of selling your Lakeland FL home and sign an exclusive listing agreement, you would do the same thing when hiring a buyer’s agent in Lakeland FL as your Realtor®, you would sign an exclusive buyer’s broker agreement.
Hiring a buyer’s agent should be done with caution.  Ask about commissions upfront.  A buyer’s agent may tell you that the representation is free and show you only homes where the commission split between the real estate brokerage is higher or the seller offers the agent bonus than on the home you could have gotten a better deal.  Some of the real estate agents will also not show properties that are marketed as short sales or even For Sale by Owners.

Newly listed homes for the first half of April.  A total of 139 Lakeland FL homes were just listed with area Realtors®.  The average sales price for Lakeland FL houses is $132,079.  There are currently 1523 homes for sale in Lakeland FL and 604 homes are under contract (pending).

Temporary Relief for Lakeland FL HomeownersTemporary Relief for Lakeland FL Homeowners through FL Hardest Hit Help

With high unemployment rates here in Lakeland FL and throughout Polk County, a $1 billion temporary relief program is expected to help 40,000 Floridians with their mortgage payments.  It is first come, first serve basis and there are some ground rules that apply:

An eligible homeowner:

  • Must be a Florida resident;
  • Must occupy property as primary residence (the property cannot be vacant, abandoned or rented);
  • Borrower/co-borrower must be unemployed or underemployed through no fault of his/her own, which makes the first mortgage unaffordable;
  • Must have documented total household income at or below 140% of the area median income (AMI), adjusted for household size;
  • Must have an active checking/savings account that can be debited by the ACH method of funds transfer;
  • May not have unencumbered assets of $5,000 or more, or three times the current monthly mortgage payment (whichever is greater);
  • Cannot have a bankruptcy that has not been discharged or dismissed; and
  • Cannot have been convicted of a mortgage-related felony in the last 10 years.

The current mortgage:

  • Must be serviced by a participating lender, who agrees to accept payments on behalf of the homeowner;
  • Must not be more than 180 days past due at the time of application;
  • Must have been originated on or before January 1, 2009; and
  • Must have an existing principal balance of less than $400,000.

Polk County Real Estate Market Update – February 2011

Polk County’s overall existing home sales increased to a total of 653 Polk County Homes sold in February. Overall Average Polk County home prices still declining from theprevious month to $93,705 by 5%.

A look back in history of Polk County’s overall existing median home prices:

  • February 2006 – median price $180,750 (-58.56%) – 672 homes sold
  • February 2007 – median price $180,000 (-58.39%) – 476 homes sold
  • February 2008 – median price $157,000 (-52.29%) – 315 homes sold
  • February 2009 – median price $101,000 (-25.84%) – 453 homes sold
  • February 2010 – median price $85,400 (-12.30%) – 607 homes sold

653 existing homes sold – a 20% increase from the previous month (545) sold homes in Polk County, FL.

Overall median sales decreased also by 6.38% to $74,900 for homes that were sold in Polk County. 37 Town homes, villas and duplex units – median price $65,500 – 105 Average Days to Closing

33 Condominiums – median sold price – $50,000 – 215 Average Days on Closing

57 Modular, manufactured/mobile homes in park/out of park – median sold price $48,900 – 179 Average Days on Closing

Overall Polk County’s Foreclosure and Short Sales Prices – February 2011!

There were 225 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $86,100 with 199 average days to closing.  Traditional sales counted for almost 34.50% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 65.39% of our total sales for the month of February.

327 sold homes were foreclosures/REO Bank Owned – median price $65,900 – Average Days to Closing 116.

100 sold homes were Short Sales – median price $80,000 – Average Days to Closing 248.

Lakeland FL Home for Sale| How Does Our Marketing Help Sell Your HomeThis past fall I was contacted by one of my readers who has been looking at Sandpiper Golf & Country club homes for sale and stumbled upon my my blog of the Sandpiper Golf & Country club in Lakeland FL.

She called me to set up an appointment so we could discuss her real estate needs in detail.  We talked a little bit about this wonderful community and her desire to buying a home in the Sandpiper Community.  During my consultation she informed me that she needs to sell her Cypress Lakes manufactured home first.

After an extensive real estate market research, I noticed that homes in the Cypress Lakes community may have its challenges that are besides the current market value decline.  There are only a small number of homes that are land owned and you just can’t go into this 55+ adult community without having an appointment with a resident.  The 24hr gate guard is very strict.  Nothing is impossible, even for an outsider of this community who has only one thing in mind when it comes to advertising and marketing a unique community such as Cypress Lakes in Lakeland FL, finding a qualified buyer and net the highest possible amount for my client.

Marketing Your Lakeland FL HomeYou see, the homes that have sold within the last twelve months are averaging almost a year, and the homes that are currently for sale reaching two years on the market off and on.  I have explained to the seller that the time is great because folks from the northern states are coming back to Florida and pricing the home attractively will sell during the time the snowbirds are here.

I explained to my seller that the way we handle the marketing efforts of the home, along with a very attractive price, I was convinced that it will sell within a reasonable amount of time.

I was surprised that nobody had made a video about this community. With all my marketing efforts about getting this home as much traffic as possible, a community blog about the Cypress Lakes was in order, so I grabbed my camera and the seller gave me a grand tour in this community.

In February, after adjusting the price we received an offer.  After some negotiations, my client accepted the buyers offer for a closing in April.

During this time, we viewed homes in the Sandpiper Golf & Country Community that were within her price range.  An offer was made and after negotiations, the seller accepted my clients offer for an April closing.

Lakeland Florida Short Sale and Foreclosure Market Report – February 2011

For the month of February, the Lakeland real estate market of short sales and bank-owned (REO) properties that were sold decreased to 67.46% from the previous month. There were a total of 114 distressed homes sold, the same as January 2011 and 89 distressed Lakeland homes sold the year prior, according to Mid-Florida Regional MLS.

The Graph below compares sold homes in all categories – Traditional Sales (None Distressed), Lakeland Foreclosures (REO) and Lakeland Short Sales.

Lakeland FL Homes for Sale – Overall Home Sales for February 2011


Lakeland Florida average overall home sales slipped again to $93,265 for the month of February compared to the month of January 2011.  While the overall inventory of homes are shrinking (around 1600 homes for sale in Lakeland FL compared to over 2000 homes for sale at the end of the 4th quarter of 2010) and sellers starting to realize that home prices are not increasing anytime soon since we are still dealing with a lot of distressed homes, such as short sale and foreclosures.

 

192 Lakeland Fl houses that have sold in February, an increase from the previous month of January of 169.  February market share of distressed home sales decreased to 59% from the previous month.
