Lakeland Florida average overall existing home sales improved without the government’s incentive of the first-time home buyer tax credit, to $114,573 for the month of March when compared to the prior month and March of the previous year of $113,417. Home sales continued to increase since hitting a low in November 2010 – a total of 227 existing homes sold in Lakeland FL

227 Lakeland Fl houses that have sold in March, an increase from the previous month of February of 192. March market share of distressed home sales decreased also to 54% from the previous month.

Temporary Relief for Lakeland FL Homeowners through FL Hardest Hit Help
With high unemployment rates here in Lakeland FL and throughout Polk County, a $1 billion temporary relief program is expected to help 40,000 Floridians with their mortgage payments. It is first come, first serve basis and there are some ground rules that apply:
An eligible homeowner:
- Must be a Florida resident;
- Must occupy property as primary residence (the property cannot be vacant, abandoned or rented);
- Borrower/co-borrower must be unemployed or underemployed through no fault of his/her own, which makes the first mortgage unaffordable;
- Must have documented total household income at or below 140% of the area median income (AMI), adjusted for household size;
- Must have an active checking/savings account that can be debited by the ACH method of funds transfer;
- May not have unencumbered assets of $5,000 or more, or three times the current monthly mortgage payment (whichever is greater);
- Cannot have a bankruptcy that has not been discharged or dismissed; and
- Cannot have been convicted of a mortgage-related felony in the last 10 years.
The current mortgage:
- Must be serviced by a participating lender, who agrees to accept payments on behalf of the homeowner;
- Must not be more than 180 days past due at the time of application;
- Must have been originated on or before January 1, 2009; and
- Must have an existing principal balance of less than $400,000.

Polk County Real Estate Market Update – February 2011
Polk County’s overall existing home sales increased to a total of 653 Polk County Homes sold in February. Overall Average Polk County home prices still declining from theprevious month to $93,705 by 5%.
A look back in history of Polk County’s overall existing median home prices:
- February 2006 – median price $180,750 (-58.56%) – 672 homes sold
- February 2007 – median price $180,000 (-58.39%) – 476 homes sold
- February 2008 – median price $157,000 (-52.29%) – 315 homes sold
- February 2009 – median price $101,000 (-25.84%) – 453 homes sold
- February 2010 – median price $85,400 (-12.30%) – 607 homes sold
653 existing homes sold – a 20% increase from the previous month (545) sold homes in Polk County, FL.
Overall median sales decreased also by 6.38% to $74,900 for homes that were sold in Polk County. Overall Polk County’s Foreclosure and Short Sales Prices – February 2011!
There were 225 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $86,100 with 199 average days to closing. Traditional sales counted for almost 34.50% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 65.39% of our total sales for the month of February.
327 sold homes were foreclosures/REO Bank Owned – median price $65,900 – Average Days to Closing 116.
100 sold homes were Short Sales – median price $80,000 – Average Days to Closing 248.
Sandpiper Lakeland FL Homes for Sale | 55+Golf Community
There are a variety of Sandpiper Lakeland FL Homes for Sale that range in price from the low 90′s to the high 180s. With low quarterly Home Owner’s Association Dues, the community offers cable and ground maintenance. Although home prices have decreased in this community as well, the Sandpiper golf community has enjoyed fairly stable home values compared to other areas with very few distressed properties in the community.

Lakeland Florida Short Sale and Foreclosure Market Report – February 2011
For the month of February, the Lakeland real estate market of short sales and bank-owned (REO) properties that were sold decreased to 67.46% from the previous month. There were a total of 114 distressed homes sold, the same as January 2011 and 89 distressed Lakeland homes sold the year prior, according to Mid-Florida Regional MLS.
The Graph below compares sold homes in all categories – Traditional Sales (None Distressed), Lakeland Foreclosures (REO) and Lakeland Short Sales.

Average days to Closing for bank-owned properties are 124 days
Average days to Closing for other distressed properties are 259 days.

Lakeland Florida average overall home sales slipped again to $93,265 for the month of February compared to the month of January 2011. While the overall inventory of homes are shrinking (around 1600 homes for sale in Lakeland FL compared to over 2000 homes for sale at the end of the 4th quarter of 2010) and sellers starting to realize that home prices are not increasing anytime soon since we are still dealing with a lot of distressed homes, such as short sale and foreclosures.
192 Lakeland Fl houses that have sold in February, an increase from the previous month of January of 169. February market share of distressed home sales decreased to 59% from the previous month.
