Average overall Lakeland existing home prices continue to slide for to $114,886 in September.  However, the overall median home prices for existing homes in Lakeland Florida rebounded from the previous month and remained the same from the previous year.  While distressed properties continue to be a major contributor in determining market values for Lakeland FL homes, September market share of distressed homes however, decreased to 46% from the previous months.

A stable “healthy housing market has a supply of six month in inventory. Lakeland’s housing market has a total of 1906 including active Lakeland FL Homes for Saleand homes that have gone under contract (pending).  From the chart below you can see the overall housing trend with respect to Supply on Market shows still there is a buyers market.  However, with our upcoming busy season in the Fall and Winter, I suspect that the supply on market will show improvement.

Overall existing home sales in Lakeland Florida slipped to $95,423 for the month of June, when compared to the previous month as well as the previous year.

May: $110,093 (-13.32%) – previous year June 10: $118,041 (-19.16%)

June – median sales price $80,000

Lakeland Florida average overall home sales for existing homes increased to $110,138 for the month of May, compared to the previous month.  However, when compared to May of the previous year, sales took another hit from $121,563.  The number of homes sold continue to be strong – a total of 225 existing homes sold in Lakeland FL

May – average sales price $110,138

April: $107,892 (2.08%) – previous year May 10: $121,563 (-9.40%)

May – median sales price $89,995

For the month of May, foreclosures and short sales comprised a total of 52% of homes sold. There were a total of 117 homes sold in May, according to Mid-Florida Regional MLS.


 

Lakeland FL Homes for Sale – Short Sale and Foreclosure Market Report for November 2010

For the month of November, the Lakeland real estate market of short sales and bank-owned (REO) homes sold decreased to 54.89% from the previous month, reasoning the recent foreclosure moratorium. There were a total of 100 distressed homes sold, compared to 100 in October and 94 distressed Lakeland homes sold the year prior, according to Mid-Florida Regional MLS.

Currently there are a total of 1937 Lakeland FL Homes for Sale and 442 homes under contract (12/23/2010). By calculating total inventory, homes that are under contract which are included in my inventory share because these properties have not closed in which a buyer could walk away at any given time.

Bank owned properties – Inventory share is 17.86%

Short sale properties – Inventory share is 26.57%

The Graph below compares sold homes in all categories – Traditional Sales (None Distressed), Lakeland Foreclosures (REO) and Lakeland Short Sales.

Average days to Closing for short sale properties are 258 days.

15 Lakeland FL Short Sale properties sold – average sold price $136,087 – median sold price $120,000

58 Lakeland FL Foreclosures (REO) sold – average sold price $80,716 – median sold price $65,600.

You can see from the graph below, zip code 33810 had the most foreclosed properties in Lakeland, FL sold.

Lakeland FL Real Estate Update – Overall Home Sales for October 2010

Overall Lakeland Florida home sales decreased to $114,532 for the month of October.  The number of Lakeland homes sold was the third lowest this year to 166 homes sold, reasoning the recent foreclosure moratorium.  October market share of distressed homes decreased to 60% from the previous month. Distressed properties continue to be a major factor in determining overall market values for Lakeland FL homes for the remainder of this year and 2011.

Previous month: $120,143 (-4.67%) – previous year October 09: $115,971 (-1.24%)

Overall Lakeland real estate sales activity remained very active and strong last month with a total of 244 Lakeland homes sold in April.  Average and median prices are still declining from the previous year.  The government’s tax credit program for home-buyers and low mortgage rates surely has impacted strong sales activity. However, it did not translate to higher prices blaming high unemployment rates and stricter mortgage lending guidelines for individuals.  In fact, distressed properties are still driving down market values with over 60% of market share.  Since the 2006 peak of the Lakeland real estate market, homes sold in 2008 have experienced an overall 33% decline in home prices, making it impossible to refinance mortgages for struggling homeowners.  Foreclosures will continue to impact the housing market, in my opinion, throughout the year and well into the next.

Lakeland Homes sold in April: 244 - previous month:  235 – previous year April 09: 155 sold

April – average sales price $110,880

Previous month: $114,518 (-3.18%) – previous year April 09: $128,170 (-13.49%)

April – median sales price $95,500

Previous month: $105,000 (-9.05%) – previous year April 09: $114,900 (-16.88%)
