Newly listed homes for the period of December 16 – December 31, 2010.  A total of 93 Lakeland FL homes were just listed with area Realtors®.  The average sales price of Lakeland homes for Sale dropped up to $112,917 from my previous report , primarily due to the holidays.  The total inventory of Lakeland homes is 1885 as of 01/15/2011.

8 manufactured/mobile homes listed with an average sales price of $57,825

Lakeland’s newest home for sale just listed! The priciest home listed for this time period is a 1996 Two Story Single Family pool home, featuring 5 bedrooms 4 baths  with over 3,500 square feet of living space.  The home is situated in the gated community of Hamilton subdivision, it is offered at $414,900.  On the contrary, the cheapest Lakeland homes listed for this time period is a 1959 single family block home featuring 2 bedroom 1 bath located on Strickland Road, which is offered at $16,900.

I’m often asked by consumer how can I search for a home without signing up.  Not everyone can buy a Lakeland FL home these days and some of the folks who need to save a some money or need to work on their credit sometimes don’t want to be bothered by constant calls.  Well, I came up with a fantastic solution that guarantees no signing up, you can search whenever you want, no phone calls and emails unless you asked me to.

How to search for a Lakeland FL Home made easy!  Even if you are not ready yet – looking to buy a home in Lakeland Florida, there are some great values when searching for a Lakeland FL home for sale with average sales prices are cheaper; hovering around $125,000 for asingle family home. Compare this price to average sales prices in Orlando, FL at $158,000 and Tampa, FL at $196,000 based on 2010 sales.

I want to share a way to search for homes that are for sale in Lakeland Florida with this interactive map below. I have used this map a lot in the past months and have gotten great results from consumers and buyers.

It is a google based map that allows you to click on the blue house icon and if a picture is available, it will provide you with basic information such as picture and price of the home.  More information is provided when you click on the blue address link, such has age of the home, size, number of bedrooms/baths as well as street, map and aerial view of the Lakeland FL home for sale.  You can request, however if you like, more info or request a showing that we can schedule for you.

Average overall Lakeland Florida home sales increased to $120,073 for the month of November compared to October 2010.  Only 133 Lakeland homes have sold which represents the lowest number for this year. November market share of distressed homes decreased to 55% from the previous month. The majority of Lakeland home buyers bought homes below $200,000.  Notably, with almost 32% of Lakeland home buyers purchased homes within the price range between $50,000-$99,999.

Overall Lakeland Florida home sales decreased to $114,532 for the month of October.  The number of Lakeland homes sold was the third lowest this year to 166 homes sold, reasoning the recent foreclosure moratorium.  October market share of distressed homes decreased to 60% from the previous month. Distressed properties continue to be a major factor in determining overall market values for Lakeland FL homes for the remainder of this year and 2011.

October – average sales price $114,532

Previous month: $120,143 (-4.67%) – previous year October 09: $115,971 (-1.24%)

Worried about Buying a Lakeland FL Foreclosure or Short Sale? – Don’t Be!


Buying a Lakeland FL Foreclosure or Short SaleAre you still hesitant buying a Lakeland FL foreclosure or Lakeland FL short sale because of the recent news of the robo-signing mess and fraudulent foreclosure documents filed in Florida? Don’t be!

There are currently an abundance of Lakeland homes available being marketed as bank-owned(REO) and short sales. With an instant equity of anywhere from 5-20%, however, buying a Lakeland foreclosure is not for the faint at heart and it requires preparation and great amount of due diligence.

I have written articles before on how to buy a Lakeland FL Short Sale and keep in mind when buying a short sale, it is a three-way negotiation between the seller, lender and buyer, whereas the seller’s lender has agreed to short sale the property.  Short sale are a 100% safe and Lakeland home buyers should have no problems receiving Owner’s title insurance policy when paying cash.

Buying a Lakeland FL foreclosure is safe providing you follow the same steps as buying a short sale or traditional home and more:
  • Researching the property’s title chain by an attorney or title company
  • Making sure the lender (REO) has secured clear title
  • Knowing the lender has done all due diligence, all paperwork completed to make the property available for sale.
Buying a Lakeland FL Foreclosure or Short SaleYou may have also heard that Title Insurance Companies have stalled issuing Owner’s Title Policy, such as Old Republic, remember there are more than one Title Insurance Companies issuing Owner’s Title Policy to Lakeland FL foreclosed properties protecting you should there be any discrepancy in the title.

More caution is required when buying a Lakeland FL foreclosure at sheriff sale or trustee sale, also known as court house auction.  While the State of Florida has no redemption period and it may be a great situation to buyer, these types of purchases, however, require a great deal amount of cash and there is no recourse for such a purchase when there is a title defect.  Only experienced buyers would buy Lakeland properties at the court house steps and protect themselves from these risks should pursue these types of sales.
Buying a Lakeland FL foreclosure are generally safe to buy and in some instances the banks have instructed real estate brokerage to withdraw the listings or set them temporary off market while under review.

Overall Lakeland Florida home sales increased to $120,143 for the month of September and the number of Lakeland homes sold increased from as well to 195. Average and median prices, however, declined from the previous year.   Distressed properties continue to be a major factor in determining overall market values for Lakeland FL homes. September market share of distressed homes increased to 67% from the previous month.
