The annual Lake Mirror Classic Auto Festival takes place around Lake Mirror and in the Downtown Lakeland Florida area on October 14 – 16, 2011. Best of all – it’s free!The honorary chairman for this year’s Festival is Bob Tullius, he is best known for his highly successful team Group 44 racing team. Mr Tullius is best known for creating the Jaguar XJR-5 protoype racing cars which competed in IMSA’s premier GTP class and the LeMans during the 1980′s.

For the month of July, the Lakeland real estate market of short sales and bank-owned (REO) properties have dropped well below the normal numbers of recent months, due to the robo-signing mess lenders faced. It seems that Lakeland FL Short Sales are more lucrative than ever, when buyers have the patience it requires.
There were a total of only 69 distressed homes sold that were in some kind of distress, compared to the 118 homes the previous month and 106 home the previous year.
Current inventory for Lakeland foreclosures as of 9/03/11 is at 69, while 84 homes currently are under contract and awaiting closing.

- 24 Lakeland FL Short Sale properties sold – average sold price$93,513 – median sold price $95,000.

Since January 2011, 544 properties received some sort of default notice, summons and/or complaint filings from the clerk of courts and with only 69 foreclosures on the market this shows that most of Lakeland homeowners trying to get loan modifications or just living in their homes not making a single mortgage payment.

Lakeland FL Homes for Sale – Market Update July 2011
Although overall existing average home sales in Lakeland Florida increased to $110,304 for the month of July, when compared to the previous month as well as the previous year, the numbers of homes sold dropped off to 174 home sold.
174 Lakeland overall homes sales in July:
June 2011: 217 – previous year July 10: 174 sold
July – average sales price $110,304
June: $95,423 (15.59%) – previous year July 10: $114,304 (-3.50%)
July – median sales price $98,000
June: $80,000 (22.50%) – previous year July 10: $98,400 (-0.41%)

Distressed properties in Lakeland, Florida
For the month of July, foreclosures and short sales comprised a total of 40% of homes sold, which dropped off quite a bit considering the history of dominating foreclosure sales in the past year. There were a total of 69 homes sold in June, according to Mid-Florida Regional MLS.
