Overall Average Polk County home prices decreased from the previous month to $100,625 by almost 2%. Polk County’s overall existing home sales in June declined to a total of 660, compared to 683 Polk County Homes sold in May 2011.

Overall Polk County’s Foreclosure and Short Sales Prices – June 2011! 

There were 296 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $115,250 with 177 average days to closing.  Traditional sales counted for almost 45.85% of our total sales. 

The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 54.15% of our total sales for the month of June.

226 sold homes were foreclosures/REO Bank Owned – median price $67,551 – Average Days to Closing 120.

138 sold homes were Short Sales – median price $75,500 – Average Days to Closing 274.

Overall Polk County Existing Home Sales Surged – March 2011

Polk County Overall Existing Home Prices and SalesWhat if I tell you that the local newspaper, “The Ledger” article on April 21, 2011 – Polk County Home Buying numbers failed to report actual numbers; Polk County Home Buying increased to 829 instead of the reported 496 home sold.  The reported county’s median sale price of $93,000 by the local newspaper, it is actual $81,000.

Let’s get the numbers straight – right here!

Polk County’s overall existing home sales in March surged to a total of 829, compared to 653 Polk County Homes sold in February 2011. Overall Average Polk County home prices increased from the previous month to $97,099 by 4%.

March 2007 – median price $178,750 (-54.68%) – 516 homes sold

There were 318 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $106,000 with 196 average days to closing.  Traditional sales counted for almost 38.36% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 61.52% of our total sales for the month of March.

400 sold homes were foreclosures/REO Bank Owned – median price $65,500 – Average Days to Closing 121.

110 sold homes were Short Sales – median price $99,900 – Average Days to Closing 242.

The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 65.39% of our total sales for the month of February.

Average home prices have also declined from the previous month to $93,705 by almost 12.50% resulting in a rough start for the Polk County housing market as traditional home sellers struggle to keep up with homes declining values.

There were 168 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $108,750 with 217 average days to closing.  Traditional sales counted for almost 31.00% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales continues to dictate the Polk County real estate market as it accounted for 69% of our total sales for the month of January.

  • 281 sold homes were foreclosures/REO Bank Owned – median price $65,000 – Average Days to Closing 107.
  • 96 sold homes were Short Sales – median price $86,150 – Average Days to Closing 255.

While Polk County Florida overall existing home sales has seen its lowest number for this year of a total of 481 Polk County Homes sold in November; average home prices, however, have increased from the previous month to $106,092 by over 5%.

The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 58.63% of our total sales in Polk County for the month of November.

  • 224 sold homes were Bank Owned – median price $71,408 – Average Days to Closing 100.

Overall Polk County FL Existing Home Prices for October 2010

Polk County’s overall existing home sales and prices declined from the previous month for the month of October with a total of 557 properties sold.   The number of homes sold for October was the second lowest for this year, reasoning the recent foreclosure moratorium.  The decline in home prices remains a constant in the overall existing housing market. According to the Florida Association of Realtors®, Florida’s median housing prices for existing single family homes in October was $136,600 down 3% from the previous year.

There were 199 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $115,000 with 162 average days to closing, which counted for almost 35.73% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 63.27% of our total sales in Polk County for the month of October.

  • 252 sold homes were Bank Owned – median price $68,500 – Average Days to Closing 108.
  • 106 sold homes were Short Sales – median price $86,500 – Average Days to Closing 237.

Overall Polk County Existing Home Prices for August 2010

Polk County’s overall existing home sales inched up a bit for numbers of homes sold for the Month of August with a total of 637 properties sold.   The decline in home prices remains a constant in the overall existing housing market. Florida’s median housing prices for existing homes in August was $134,000 down 9% from the previous year.  Prices continue to decrease downwards blaming it still widely on discounted distressed sales throughout the county from the previous year and years’ prior and high unemployment rates.

Overall sales decreased marginally to $88,000 in Polk’s median price for existing homes from the previous month of $89,000, however, the Polk’s median home price from the previous year is showing a double-digit decline by 12.87%. Overall Polk County’s Foreclosure and Short Sales Prices – August 2010!

There were 222 existing Polk County homes sold, not categorized as distressed properties, at a median sold price of $117,000 with 160 average days to closing, which counted for almost 34.85% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 65.15% of our total sales in Polk County for the month of August.

  • 328 sold homes were Bank Owned – median price $70,000 – Average Days to Closing 105.
  • 87 sold homes were Short Sales – median price $90,000 – Average Days to Closing 249

Slow start of the overall Polk County Home Sales in January when comparing sales history for the past year. Although average Polk County home prices have somewhat been stable in recent months, the number of homes sold in Polk County took a nose dive when comparing the number of sales from the past few months. If you are a person that is visual like me, just take a look at the chart below to see what I’m talking about.  Please keep in mind, the figures reflect all homes as indicated below, not just single family homes you see in media reports.

500 existing homes sold – a decrease of 21% from the previous month (636 sold homes) in Polk County – an increase in sales activity of 111 Polk County homes sold from the previous year. Overall Polk’s median price for existing homes decreased by 1 ¾% from the previous month to $97,950, however remained almost the same from the previous year of $98,000.

  • 34 Modular, manufactured/mobile homes in park/out of park – median sold price $56,500 – 233 Average Days to Closing

Let’s take a look at the distressed Polk County real estate market!

There were 183 existing homes sold, not categorized as distressed properties, at a median sold price of $130,000 with 206 average days to closing, which counted for almost 37% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 63% of our total sales in Polk County for the month of January.

  • 234 sold homes were Bank Owned – median price $79,450 – Average Days to Closing  81
  • 83 sold homes were Short Sales – median price $102,000 – Average Days to Closing 247

Overall Polk County Home Sales rose and prices fell in 2009 from the previous year.

There were only 258 existing homes sold, not categorized as distressed properties, at a median sold price of $125,000 with 162 average days on market, which counted for 41% of our total sales. The distressed properties however; which includes Bank owned, pre-foreclosure, in foreclosure and short sales counted for 59% of our total sales in Polk County for the month of December.

  • 300 sold homes were Bank Owned – median price $77,250 – Average Days on Market 45
  • 78 sold homes were Short Sales – median price $110,140 – Average Days on Market 196

Overall Polk’s median price for existing homes increased by a small margin from the previous month to $102,227; however, dipped 27% from the previous year of $139,900.

Florida overall real estate statistics

The Florida Association of Realtors® reports that existing home sales rose 34% in September from the previous year and a 4.1% increase from the previous month. Florida’s median home price continues to stumble with distressed properties dictating the housing market – Florida’s median sales price for existing homes last month dipped to $142,000 for a 34% decrease from the previous year and 3.66% from the previous month.
